Akshay Kumar sells two Mumbai apartments for Rs. 6.6 crore, sees nearly 90% appreciation

Bollywood superstar Akshay Kumar has sold two residential units in Oberoi Sky City, Borivali, Mumbai, for a total of Rs. 6.6 crore. The transactions, registered in March 2025, reflect a significant appreciation in property value, as per documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR) Maharashtra.

Details of the Property Transactions Located in Borivali, a prime suburban area known for its proximity to Sanjay Gandhi National Park and Kanheri Caves, Oberoi Sky City is a premium residential project by Oberoi Realty. Spread across 25 acres, the project offers high-end apartments, including 3BHK, 3BHK+Studio, and Duplex configurations.

According to property registration documents, Akshay Kumar sold an apartment for Rs. 5.35 crore, which he originally purchased in November 2017 for Rs. 2.82 crore—an 89% appreciation. The property has a carpet area of 100.34 sq. m (1,080 sq. ft) and incurred a stamp duty of Rs. 32.1 lakh and a registration fee of Rs. 30,000. The second apartment sale, an adjoining apartment in the same project was sold for Rs. 1.25 crore. Purchased in 2017 for Rs. 67.19 lakh, it marked an 86% appreciation. The unit has a carpet area of 23.45 sq. m (252 sq. ft), and the transaction incurred stamp duty of Rs. 7.5 lakh and a registration fee of ₹30,000.

Rising Real Estate Activity in Oberoi Sky City Oberoi Sky City has witnessed strong market activity in the past year. According to Square Yards, between March 2024 and February 2025, the project recorded 208 sale registrations, accumulating a total transaction value of Rs. 818 crore. The average resale price in the project currently stands at Rs. 44,577 per sq. ft. Moreover, Bollywood megastar Amitabh Bachchan and his son, Abhishek Bachchan, acquired multiple properties in the same project in May 2024, further cementing its reputation as a luxury housing destination.

Real Estate and Bollywood’s Affinity for Luxury Homes Akshay Kumar’s latest property sale highlights the continued interest of Bollywood celebrities in Mumbai’s luxury real estate market. With appreciation rates soaring in prime locations like Borivali, real estate remains a lucrative investment for industry elites.
